Looking for suggestions of things I might be missing.
We're looking for a house/townhouse in Bergen, Essex, Union Counties where we can walk to a train station to commute to NYC. Found a couple of awesome homes that we wanted to put offers within driving distance to trains. It seems like, most of these train stations have waiting lists for a parking spot. So now looking for something within walking distance within 400k to 500k for a 3 bedroom.
Also needs to be in a good school district since we do have a child.
Does this unicorn exist or am I renting for the rest of my life?
Keep in mind that some towns have transportation for commuters. I'm in South Orange and both South Orange and Maplewood have 'jitney' service to their respective train stations. Likewise West Orange has a jitney to South Orange. I think there's also a shuttle from the Livingston Mall where there is plenty of parking. It can add a little time to the commute depending on where you're coming from, of course, but it can give more flexibility. We had planned to get on the parking list when we moved 2.5 years ago but we didn't bother. We're about a 17 minute walk also, so it is at the edge of walkability as well.

Fanwood? There are a few houses available now from which you can walk to the train station. It's about an hour to NY Penn (although you need to transfer at Newark Penn).

What one person considers to be "walkable" might be far beyond the distance that others might consider to be "walkable". Unless you can define the distance to the train station that you consider to be "walkable", you are not likely to get answers of much value.
Also, walking speed varies considerably from one person to another. While I walk very rapidly, I find that many/most people walk slower than someone who is headed toward the electric chair.
Do you consider a 5 minute walk at a brisk pace to be your target, or is a 10 minute brisk walk acceptable, or are you willing to walk for...maybe... 20 minutes at a brisk pace?

I used to walk sometimes to the Ridgewood train station from my house in Midland Park, 2.25 miles away. It was lovely on a nice early morning.
