We currently live in a 1800 sf house in Fair Lawn. We are planning to upsize houses and possibly improve commute times. We would also like to get out of Fair Lawn before my older son has to go to middle school (which seems to have some issues). I work in downtown Manhattan and my wife works in ridgefield park. We have two kids and would like to live somewhere with excellent, but not super stressful/high pressure, schools. We have the budget for a decent 3000 sf house in Ridgewood and have been looking there, but are now wondering whether Leonia might be a better location. From the looks of it, seems like I could shave perhaps 15 min off my each leg of my commute (vs ridgewood) by driving to Port Imperial and taking the ferry downtown, instead of taking the train from ridgewood to Hoboken and then PATH/ferry to downtown. My wife could also shave 10 min or so off of each leg of her commute.
I recognize that the housing stock is different in Leonia, but it seems that houses with 2700-3000 sf occasionally come on the market there. I see that school testing performance (SATs, PARCC) isn't quite as good in Leonia, but the populations are different, and I'm not sure that would a meaningful effect on outcomes for my kids. The shorter commutes would also mean incrementally more time with the kids, which I expect would be good for all of us.
The commute in leonia is much faster. Even the bus is fast since its a few local stops and basically all highway.. we rented in the area, and honestly miss the easier commute we had from there.

I take it you have an NYC commute as well? If you don't mind me asking, where did you move to, and why did you decide to leave Leonia?

We're only looking to move for a larger lot/yard (there aren't many 1 acre lots in Leonia).
