we are thinking about moving to Chatham Borough. I work in mid-town close to Penn station and need to commute every day. There is a 5 year parking wait for residents to park @Chatham station. I think next best option would be to drive (~10 minutes) to Summit train station.

If I were to take train before 7 am, is parking spot easy to find for non-residents at Summit station ?

If you're looking at the Borough why not just walk to the station?

the house we are considering is at the border with the township and 25 minute (1.2 miles) walk to the station.

Pretty sure it's just as bad. Just enjoy the walk.

Most folks just take a Uber to the train station. Cost about as much as parking these days.

every train station in suburban new jersey is most likely filled. a friend of mine was telling me he saw an add in the paper offering a spot in matawan for $20k.
