hi all, am considering moving back to Holmdel. we lived there in 2012, sold in 2014.

a few questions:

1 - do all homes use septic tank system still? we are looking for homes around Village School area. how to find homes w/o septic system?

2 - are power lines still above the ground (i read something about power lines "victory" for residents)

3 - demographics, how diverse is population? I read that Asians/Indians are moving down there in higher numbers than before?

4 - no matter which way to cut it, looks like best commute to NYC is via Ferry from others' posts. The monthly cost for ferry runs around 750$. am looking at mid-town. is this correct though (ferry commute)?

5 - deer ticks - have they been a recent problem in the area?

1. no, not all homes use septic. im not sure exactly where it is or isnt septic but i believe south is more septic and north by 35 is more city sewer. i live in holmdel, not far from 35 and i dont have septic.

2. there are many above ground power lines. while your home may not have an above ground power line sticking into it there is a great chance that somewhere before you it is. i have an automatic generator so im not complaining on facebook eveytime there is an outage. the big victory had to do with the proposed project by jcp&l to put very large power towers along the railroad. the community has stopped that from happening for now.

3. you can probably get the ratios better on city data but there is a healthy amount of asians. mostly chinese but also a good amount of indians.

4. i dont commute to manhattan, so im not an expert on that. however, it seems pretty clear that if you can afford to take the ferry and it works for your destination; it is the most desirable way to commute to manhattan.

5. i havent seen any posts or heard conversations lately about it but i assume they are out there. most people do some kind of prevention on their properties and its wise to check the kids if they spend time outside.

follow up question - when buying a home, is the property tax reassessed? in short, ive found some homes with low property taxes (abnormally low - around 8k) and some that are high (over 20k). is this reappraised after purchase?

that isnt a holmdel specific question and you may benefit from finding a thread to bump that relates to property tax assessments.

my personal experience isnt useful, i paid well under the market value of my house. so i was happy that my taxes remained consistent with my purchase price and wasnt raised based on the actual market value. i did have a deck added and the town came out and increased my property taxes based on that addition.
