We are planning to buy a property at The Collection at Morristown new community.
It is located at Hanover Ave and Martin Luther King Ave opposite ShopRite of Greater Morristown.
How safe is this located?
How are the public schools nearby?
How is demographic around this area of Morristown?

OK, I know I’m going to be blasted for stereotyping here, but since it’s the elephant in the room, I’ll say it. Is Martin Luther King Jr. Blvd/St/Ave in ANY city a good area? In my humble experience, never. Nuff said.

Chris Rock probably single-handedly cut a bunch of property values in half. But I'm pretty sure the days of Morristown's MLK Ave being a bad place are in the past (and not that section anyway). The major issue with that area is it's mostly commercial so lots of noise and traffic should be expected.

I mean its built on an old factory (supersite?) The questions you need to know is how many section 8's are being built in that complex. Its near MLK which isnt desirable but its still a safe part of MLK street, will those people be offered housing for pennies on your dollar? Morris Plains is nearby which is very desirable. No idea if there are plans to expand that road but a bazillion businesses and buildings have populated that road in the last 5 years. How busy will it get?

That side of Hanover Ave is technically Morris Twp. That means school district would be Morris Twp (unless they are doing something funky with the districting there) and high school would be Morristown as the towns share a high school. The area is fine, BUT: that is a main street that has only gotten busier with the endless retail building they have done there. It won't get better. For the kind of money it takes to buy those new townhouses, I don't know why ANYONE would choose to live there. You could get a single family home in the area for the same price, not on a main road. If you are desperate to be close to the Shoprite, I guess it's convenient but I wouldn't pay $600k+ for the privilege.
