Considering a second home on the bay side of Cape May County in North Cape May or Villas. Any thoughts on living in this area and whether housing will appreciate? Somewhat concerned that housing values seem to have stayed the same for the past 20 years and the population is declining. Seems like a beautiful area but do people have thoughts about the long term prospects of this area?

The year round population down the shore has been declining for the past couple of decades. Mostly due to lack of jobs at the shore and so the kids go off to college and don't come back. The closer to tourist areas the more homes appreciate. I would buy where you want to be and not worry about housing values, personally. It's a good area, close to beaches and water but also close to Rio Grande and big box stores/shopping.
