I am looking to relocate to a town which has a good school system with good spe services, has a nice downtown and tansportation to city. My max to spend on a house is $600k.

From my research, Hillsdale seems to be a good fit.

I was hoping someone could comment on the good and bad of the town.
Such as if there are any flood zones.

Any help would be great.

Hillsdale is a lovely little town with very good schools. It should meet all of your needs.

There is a section that floods. I'm sure others can pinpoint it for you better than I can, but it tends to be the area that is behind the Kings Shopping Center.

They have a cute little downtown, but you will be right next to Westwood which has a larger downtown section. My in-laws lived there for many years and I just loved the town. When I was looking to buy (at the hight of the market) we just could not touch the prices. But there is not much bad to say about Hillsdale, outside of the taxes... but that is most of the area.

yes the flood zone is off paterson ave, behind the Kings. I lived in Hillsdale for over 12 years, husband over 20 years. You will find excellent schools, a walkable downtown, alot of choices for shopping, eating and the train. I think if you like being apart of a community you will love it. Taxes are going up and up but someones got to pay!! They have rose about 2000 dollars in two years so I dont think they can hit many people next august with too big of a tax bill. Just dont pick the house on Large ave, that my old house!!!! Try to get into the tandy allen section of Hillsale its nicer and bigger properties. Good luck. Marilyn

Hillsdale in a nice town...yes there is a flood area there. It is next to the Kings food store. It is a low lying area. It is next to the stream by the parking lot. If there is alot of rain that stream overflows into that little community down there. I lived in River Vale for years and my son went to the Hillsdale school system. I thought it was pretty good. There are some nice areas off Kinderkamack Rd. in Hillsdale. You can shop Main Street in Westood, They have alot of nice stores including a great German Deli that has been there for ions. Not to mention the famous Conrads soda fountain shop. Get your chocolate Easter Bunnies there! They have been family owned since the 40's. Also Lisas Pizza is pretty good..they were there back when I went to Junior High School in Westwood....ions ago!

I grew up in Washinton Twp. next to Hillsdale. I had relatives and friends that grew up in Park Ridge. That is a nice town too! My second husband was from Montvale..another nice town. And I worked at Mercedes in Montvale for years. That whole area is nice. Another is Woodcliff Lake.

In Hillsdale?

Hillsdale has very good schools. Both Elementary and HS.
The HS (Pascack Valley High) recently rated 25th out of 307 schools in NJ. In 2006 they were 23rd. They are consistantly in that area.
