Hi guys

Anyone living or familiar with Rutherford :

we've almost decided on a house on Yahara ave (between Darwin and Grand Ave).

- How's this area/neighborhood?
- appears to be close to river. possibility of flood in the area?

Yes, flooding is not an issue in that area. Riverside ave does flood anytime the passaic river risese, like a few weeks ago or when it rains heavily but not that area of town.

By looking at Rutherford as a whole, there are no bad sections of town but that area is definitely not on par with other parts. It is not bad by any stretch but it is within an area with many apartments, more so around union ave. The housing stock tends to be capes with some new houses springing up as people redevelop.

However, the bus ride from there is much longer than from around the orient way area, keep in mind it takes about 10-15 min to get through Rutherford on the way home.

Feel free to contact me with any questions on Rutherford, I have lived there for about 2 years and my wife lived there her whole life and is currently a teacher (mother in law a real estate agent for over 20 years) in town as well so I can probably answer many many questions or at least get the answers.

Default Rutherford - Orient Way (closer to train station) area

Thanks. would you say areas around Orient way are better? Commute would be shorter too from there..

I think that Ridge Rd is the best section of Rutherford, also happens to be closer to Orient. Being around orient way is definitely better commuting wise however, sometimes the bus is full by the time it gets there althought many times (3 or 4 out of 5) there are two busses in a row so really not an issue.

Living on Orient isn't that great because its a main street so depends on your situation, are kids involved etc. It really depends but I would say the areas around Orient are better (I wouldn't say way) than the other area you were looking. In the end I would look at the best value for my money as like I said there really isn't a bad section. Plus there are a couple elementary schools with one of them (I forget which exactly) having a slightly better reputation than the other. This is all nitpicking though, you really won't go wrong anywhere but given a choice with money not being an issue I would pick a house on Ridge Rd around the Pierrpont Ave on Ridge.
