Is ironbound Newark a good place to buy investment real estate? (Harrison: rental, new home)

I am looking at 3 family homes for rental purposes


I see alot of newer homes and new homes that were built in the last 10 years, especially toward the North / Harrison border

Harrison is buidling up also with the new path and red bull stadium


Does anyone see this as an up and coming area?

They are all overpriced

If you want someplace in Newark, it's the best place in town (other than forest hill)
