I grew up in Ruidoso, and I'm probably going to want to retire there. I was thinking of maybe buying a house and having it as a rental unit until such time that I either get a remote-work job (and if remote work doesn't work out, return it to a rental unit) or actually retire.
I earn enough that my D/E ratio would be OK adding on a modest mortgage (and am likely to earn significantly more after I make a career change later this year).

Are rentals in enough demand that I'd be likely to be able to keep it rented year-round, or would I have to plan on mostly ski months? Conversely, is it limited enough that I should just avoid it?

On a side note... How is internet service in Ruidoso? That'll matter a lot for any remote-work job.

As for timeline, this is probably a year+ ahead, but I'm looking at jobs that start on-site with the possibility to transition to remote work, and it never hurts to plan ahead.

There is certainly no shortage of available rentals in the area. Many people rent out their vacation cabins on short-term basis. Add to the mix the fact that many of the condos in the area are also rentals. There is also no shortage of property management companies.

Long-term rentals are often problematic for non-resident owners who have no way of screening or monitoring their tenants until the rent is months overdue or the neglect and damage becomes apparent.

As for internet, there are two main providers: TDS and Windstream. I personally prefer TDS for their higher speed and more extensive fiber optic network. Windstream has been slow to convert to fiber optic. Then there is also the "dish" services.
