Thanks Incog79 and Dreamernyc. I have 2 cats and a lot of books. There is a closet door that keeps coming off its track that I've given up trying to fix. I was concerned about how "strict" they were about things like that. I need to do a major clothing purge, though!

This video was posted back in 2012. I have to say it doesn’t make this studio look that good. I’m assuming the apartment hasn’t been fixed up yet. But the hallways look bleak, and the kitchen highly unappealing. Have things changed since then? Is it possible that the kitchen would look like this?

Kitchens are like that at reset. We’re planning to repaint the cabinets and I think do floor tiles pattern thing. Install a dish washer in addition to stove and fridge.
I have a question re monthly maintenance in penn south. i am independent contractor and my income is not same from year to year, do they look into it every year to adjust to appropriate fee or it is fixed based on income at the time you move in. also i am new to this thread, hoping i am in the right one 2014 list. web shows i am # 157, but it has been update for a while. anyone knows what number they are inviting to look at apartments

Maintenance fee is based on the size of the apartment. The surcharge on top of the maintenance fees kicks in when you’re above the limit of the income bracket for that year. You fill out an income affidavit every year.

Yes, that is exactly what to expect when you move in. The floors are usually stripped bare and there are no appliances. The cabinets aren't that stylish but they are in decent shape. The counter and sink are similar to ours and when we moved in a few years ago ours looked brand new. Other than new more efficient lighting the hallways haven't changed. I've certainly seen buildings with nicer finishes but nothing in NYC compares to what you get for your money here.
