Heads-up to all that the lottery starts tomorrow (Feb. 5). As a rare Manhattan affordable building right on top of transit, Essex Crossing is a pretty sweet berth if you can snag it. This building looks like it may be intended to be a bit fancier than the Rollins (lobby appears to be attended full-time, for one) but a little less than the Essex. So far the EC buildings (except maybe the all-senior one?) have all had dishwashers AND washer-dryers, and since they don't mention in-building laundry as an amenity, 4 will probably be the same. Rents are definitely more aggressive than at the Essex or Rollins (1-beds at 165% are almost $250/mo. more!)--admittedly it's been about a year and a half, but you do have to wonder how they're set.

I qualify for both the 130 and the 165 AMI but there is no way in hell I would pay 2717 vs 1912 (which is also cheaper than my studio apt) I will apply though and see what happens.

It doesn't hurt to apply and see what happens!

Notably, there is still a community preference on this one: CB3, plus former site residents.

The SPEURA residents are relatively few, I think, due to the passage of time and difficulty in obtaining documents.

This'll definitely be the toughest 165% of the year, but that's still the easiest band to get an interview in, so remain hopeful. You never know.

The rents on the 130% band are actually quite a bit more reasonable than most Manhattan and Brooklyn projects, I will throw my hat in this ring.

I think community pressure helped keep rents down for EC generally, at least compared to your usual "affordable" project in a desirable area, but when it comes to the 165% 1-beds, clearly they just said, "eff it, let's go for it."

Man, if I get this one, it'll be wayyy cheaper than the studio I'm paying for! It's crazy I'm paying this much when I can get a one bedroom at Essex for far less! I also qualify for the 165 AMI, and unbelievably the rent in the studio category would still be a bargain for the "affordable" lottery unit I'm paying for now.
