Hi - as most of you may know by now, the Average Median Income (AMI) guidelines for 2020 have been updated, therefore, I wonder, how this would affect applicants (such as myself) currently going through the tenant selection phase?

In my case, my income surpassed the previous AMI guidelines by a few dollars, now based on the new guidelines I am well within the range, however, the building has not updated their income requirements in the housing connect page, so I am concerned that this change may not be applied retroactively and I still don't qualify for it.

Any insights about this? Shouldn't the guidelines be applied automatically to all current/open programs?

If you get a rejection notice just appeal. They have to go by the current AMI.

I am also curious as to how this works,. Does this mean that even if a building has the AMI from 2019, that now they have to go with the 2020 AMI automatically?

My question is if I get approved for a 165% AMI, but I now fall under the 100% AMI, is the new 2020 AMI the one they are supposed to take?

There is a retroactive period for the new income limits. If you are now within the income limits, reach out to your agent or HPD to get more details if you fall within the retro period. The minimum income remains the same for current ads and projects in tenant selection, but the maximum income is automatically applied.
