Is it true that builders generally reserve the smaller units for lotteries ? or are there some sort of guidelines indicating how units should be allocated?

Moreover, do applicants get to choose their units or marketing agencies exclusively assign them, even if there are other options that the applicant would prefer?

It’s honestly impossible to tell unless you ask builders directly or you go into a market rate apartment yourself and see if there are any difference. I can say that every building is different. Some buildings have no difference between lottery apartments and market rate apartments other building can have a few differences.

You don’t pick the apartment but if you qualify for multiple unit size like a studio vs 1BR or 1BR vs 2BR then yes you do have the option to choose in that case as long as the options are available.
