When they list a laundry room in the building amenities, that usually means no w/d (for affordable tenants, at least). If they have the hookup and are letting you use it, you are actually way ahead of most non-landlord-owned-w/d units in Manhattan! (Most landlords prohibit tenants from installing their own.)

Couples didn't use to be able to get 2 bedrooms but the guidelines have changed. Affordable rentals going forward are basically indifferent as to family composition; it's number of people that counts, and each person is entitled to a bedroom. (Might be one or two exceptions around the edges.) But of course they can only offer you what's still available, so if there aren't any 2-beds left, into a 1-bed you go.

I believe a washer and dryer is included since there isn't a laundry room in the building. They probably have yet to install it.
which apartment did you look at? I decided to reconsider my earlier decision and looking into a different unit in that building.

you can't go by the ad as the original ad states that amenities are extra and they are actually included.

hi tekhead! i just received approval from HPD for a one bedroom. my unit inspection is scheduled for next week. after the inspection is the lease signing. i believe all the other non affordable housing units have samsung washer and dryers installed. i watched a ONE LIC apartment tour video on youtube and they were installed. i will ask them again during unit inspection because i really think the washer and dryer should come with the unit. and you are correct - there is no amenity fee so the original ad is not the most accurate! where are you in the process?

I believe the studio is 470 sq ft.

I want to take it so badly . But, I was shown only studios one closet no washer or drier I wish it had more closets honestly how big are the one beds are the bigger or just about the same size with a wall dividing ?

very true. sometimes they don't tell you it's included, for fear of outrage that "low income renters having lux amenities." isn't what affordable housing is about (insert rolling eyes smiley here)
