Are you sure it's not a cap on the minimum size rather than on maximum size? I can't imagine why they'd restrict a more spacious apartment if devs want to build them. Also, in mixed buildings I'm not sure how that'd work and would create a two tier system that I thought the city was avoiding.
It’s actually in one of the videos abt this property where the guy disclosed that information and upon further investigation he was correct. I even have a friend who moved in the dime building in Williamsburg and she’s market rate but that building fell under the size cap and her apartment is quite small
I went to a viewing here today and it was for a studio. Really nice building but one small closet throw out the studio apartment and it’s small but very cute. When called I requested a one bedroom but it seems as if only studio is only available and I’m in the 130 ami. So it looks like I’m passing on it.

So I just looked up the latest guidelines and it lists MINIMUM targets for sizes for rentals. They do have minimum and a maximum for units intended for people to own (rather than rent) though (for ex. min./max for a studio to own is 400/475 sq. ft.) .
I just got emailed to affirm my interest (said not interested anymore), can confirm only 165AMI left.
