So, my file is FINALLY in final review. However, after submitting everything that they asked for and re asked for, when they did my income calculations I was bumped into a different bracket and had the opportunity to view 3 more apartments with different layouts to choose from. Just thankful they still had units available in the new bracket because the apartment I was originally waiting for was the only one left in my old income bracket so I would’ve be waitlisted.

Good luck! I've been told by an agent for a different development that it could take anywhere from 5-10 days

Thank you! I’ve read through these forums that usually it takes 3-5 business days but there have been people who have waited 3 weeks for an approval. Hoping I’m one of the lucky ones and hear back soon lol.

I just got rejected from the unit after being told that all my documents are in order and that I qualify with my roommate. I even toured the unit last week. I'm under the process of doing an appeal because their reasoning was that I am a "FULL TIME STUDENT" which is incorrect as I'm only part-time. And their 2nd reasoning was that the income was insufficient, but I was told on the phone that we qualified for a 1 bedroom with our income. I hope the appeal is seen, I'd hate to lose this opportunity because of misread paperwork.

wow that really sucks! Did they request documentation from your school stating you're part time?

They did. I submitted my school schedule and I'm currently in the process of getting a note notarized saying I'm part-time. Just really annoyed

Not sure, but I was told full-time students immediately get disqualified. I'm at the last stage of my application so it's pretty weird they say this now.

In researching about the process years ago, I read that full times students don’t qualify due to the way the tax credit is set up. Only exception is children.

They wait till the last step before they tell you anything, because as I was told “it’s harder to appeal with HPD than the management company”. When I was at the last step they told me I was over the income by 2k but under for another AMI that was the only one with available units by 8k. Thankfully I had gotten a raise which puts me in that AMI. So I lucked out, now waiting for HPD approval.
