Log 6xx, I was just contacted to submit documents for this building. I have until the 30th so I'm going to hold off for now as I am in the process of getting approved for a better building. I used to live around there though and like the area so I will consider this building.

For me, I personally always thinking about not just the neighborhood itself/price/etc., but commutability to and from my job. Cutting down on my commute time and stress has become a bigger factor for me as time has gone on, so if it's not going to make my life easier in that respect, I pass. For instance, I will only take the ferry now that subway violence is out of control, so I only apply to apartments that will make that particular method of commuting easier. Good luck!

You're right. I'm just a bit sad all the buildings I really wanted, I have high log numbers for..
This location is great. I love Astoria but I also currently take the ferry from LIC to work and I would have to take the train in this case. Which isn't something I'm against but the rent is pretty high.

I had just read somewhere that lottery apartments are "usually" rent-stabilized, and I hadn't seen anything that said they absolutely always were, so I assumed you couldn't quite bank on it. Glad to hear that it's standard.

And yep -- I'm in Astoria now. I've been in a rent-stabilized unit for a decade that I like in many ways, but it's an old building with old appliances, the plumbing is bad, there's always something that needs fixing, no dishwasher, no laundry in the building... I'm ready for something more updated. I haven't seen anything with modern finishes/amenities in Astoria that's below $2,200, and usually significantly higher.

I'm bowing out too. The 1br units seem to be ~530 sq ft, and market rate seems to be $2450-2500; $150-200 off (<10%) isn't a big enough break to make the move.
