Anyone know why some of the buildings advertise their wait-lists? Does this mean they have vacant units? Or that their current wait-list is dwindling and they need more ppl on this list incase there is a vacant unit?

Other than automatically being put on a waitlist once a lottery has filled all the units but hasn't reached all the log numbers I really don't see the point in opening up a waitlist for a building.

I would not be surprised in the least if certain types of buildings are REQUIRED to maintain a waitlist by regulations. A building should not let it’s waitlist get exhausted without opening a new waitlist to take its place. It’s just good planning.

In the case of older buildings such as Mitchell-Lama buildings families wait for many years on a waitlist. Why? because it’s such a good deal. Families might wait to start having kids until they get secure affordable housing, other people might be waiting for a unit as an affordable retirement housing option.

Without a waitlist, they system become vulnerable to exploitation by “insiders” and people in the know. It might be that outside world would never learn of an opportunity to get such an attractive housing opportunity. Rentals and co-ops could go to people who make under the table payments.

Oh okay it makes sense that they are required to have one. I just get confused when they advertise for wait lists when there aren’t any vacant units. I applied to a place on Haven Connect and called to get more information. They said they still haven’t gone through their current wait list and if I’m on it I’ll wait years. And in my opinion if you haven’t even exhausted your current wait list that people have already waited years to get a call why keep adding to that list lol.
