I actually went to a viewing and the agent explained that they do not look at your credit score that closely. They are just trying to see how much you own in collection. if I remember correctly, if it's more than 10k, it's an automatic denial. Otherwise, they cannot deny you solely based on credit.

Wow, really? The rules must have changed. When I went for an interview off a lottery from the old HC website, They required at least a 550 credit score if I’m not mistaken. And of course they look into if you’ve ever been in housing court.

Both things are probably true. She said money in collection and also delinquency. Didn’t mention the number but am sure that matters too

If they do this, then their whole “no credit check” if you provide 12 month rental history is BS cos you cant find this out without a credit check.

Also, its $5k, not 10k. This seems like a roundabout way of getting around their vote getting advertisement of “credit should not hinder our endangered POC to get affordable housing” schpiel, when in reality, this is exactly what it’s doing.

You can either get a tenant ledger from you current landlord as proof of the past 12 months rent payment history or you can provide checks/rent receipts as proof of payment. I even think you can show bank statements. You don’t have to get your credit pulled for that.

If that’s the case, then how will they know you if one has collections, etc, which is a disqualifying rule?

I was under the impression having collections as a disqualifying rule was only if you chose the credit check route.

Correct. That disqualifies you if you choose the credit check option.

when they look a the credit check are they looking for eviction and housing court or the full credit report? My credit is in the 600s . I can't do the 12 months of rent
