I hope they have a super hard time filling them up so developers stop being so ridiculous. 130% doesn't make sense outside of manhattan and some part of BK. Like first of all, there are cheaper MR apartments in that area

Not to mention… there was supposed to be a homeless shelter built not too far away at 6661 Broadway. There was a petition by the community and local politicians against it. Not too sure what the status on that is… regardless… doesn’t seem family friendly. The area is already kind of sketch to me with it being on the border of yonkers/BX.

Indoor assigned parking at additional cost. This suggests the target for the market rate units, $2,300-$3,200, does not care so much about being near a subway. The bus at the corner will take a person to the 1 Train. Or the BxM3 Express Coach Bus goes all the way to Madison Park in Midtown, a great way to commute if you can afford the time and money, about an hour.

There are protected views of the park across the street which has horseback riding, golf, cricket, and more.

It’s not for everyone but it might find it’s market for lottery units and MR units. Time will tell.
