First timer, log 4xx, was asked to submit docs yesterday, and I elected for in person appointment. I emailed the contact person. Did I screw up by not submitting them online?
I wonder if this is an LIHTC or HUD. I'm an NYC native (The Bxxxxxx) and a PhD candidate (I don't qualify for LIHTC, but do for HUD given student definitions, I checked). My income more than qualifies. I'm afraid I'll be seen as a student despite me teaching and doing research for a living... and doing ZERO student-ing. But I wonder if it comes to that maybe I can add my bf who isn't a student to the application in order to still qualify (still meet income qualifications with him).
Ugh nervous. I know they're fun-sized. But I'm young, work nearby and just need a decent place for me and my dog to have a bed and roof.
Looks like it might just be 421(a)...I don't think pure 421(a) has student restrictions. It's an interesting question.
Well that would be great! I meet all other requirements... I'd even give them a years worth of rent upfront. I just hope I'm seen as a professional/graduate student. Federal cr*p online says that only LIHTC's would disqualify me. So fingers crossed.
I was told that legally they can’t accept a years worth of rent upfront.
Oh interesting. I got the impression from the email that they could since it says: "Applicants have the choice of either providing 12 months of complete rent payments or consenting to a credit review. If found eligible, you will be asked which option you would like to proceed with."

They mean you have to provide proof you've paid your current rent for the *past* 12 months or consent to the credit check.

2019 rent laws prohibit LLs from taking more than one month rent as security deposit.
