so, i'm in the running for an apartment right now (re-rental, only one studio available). long short: i was second in line for the apt, they rejected me because they incorrectly projected my income, i appealed, first person in line is no longer eligible, so now my appeal is finally being processed.

my income has had an abnormal bump in the past few weeks since i submitted paystubs (they have all paystubs YTD thru 8-11 and my 2022 paystubs), and it would put me over the income bracket ($1300 over) if they ask for my paystubs again or if they complete employment income verification. the handbook says employment income verification is not needed for units that are not part of an irs program if you have submitted paystubs. i see no indication this unit is part of an irs program, only nyc and nystate projects in housingconnect.

i'm trying to get a temperature check on the likelihood of resubmitting paystubs or the employment income verification, if anyone has any experience with this, but i'm sure it's hard/impossible to tell. also, if anyone has any advice on what i could do (letter from employer?) to make it clear this higher pay is unusual if they indeed request more paystubs or verify with my employer. thanks in advance!

Your documents get "stale" after a certain period (60 days, I think) and they will ask you to resubmit.

You need to be prepared to document that this increase in income is not an actual long-term change, but a temporary blip, any way you can.

wow, fingers crossed that 'stale' period is actually 60 days! hasn't even been 30 yet - thanks for the reply

The stale period is 120 days. But they are allowed to request fresh pay stubs at any time.

as in i should ask for the form? it was attached to a screening packet they had me fill out in case my appeal gets approved - or maybe you mean something else?

I’m stressed out by this because I’m looking at an unexpected promotion with a pay bump that will certainly put me in between AMIs and I submitted documents recently. Anyone else navigate this tricky situation???

Well, not to add to your stress, but anything can happen. Hopefully you’ll be lucky and get approved without having to submit updated pay stubs. But wasn’t your employer asked about the possibility of a future raise?

A signed letter from a CPA stating your expected income for the current calendar year may help. That was like gold dust for my appeal.

Crap, I meant to put “unexpected,” it all happened rather suddenly. I did discuss with my employer about potentially holding this off for now but you never know how long they take to review those documents…. Fingers crossed I won’t have to do it then :‘(
