My friend won a lottery a few years ago for a brand new building and has had a rental increases that go along with the rental board guidelines. I saw her first lease and it was rent stabilized with all the normal language. She just got a new lease and her rent has doubled, with the landlord saying that she had preferential rent and this is the new rate. Who does she need to contact to look into this? I’m pretty sure this is 100% illegal and an attempt to evict her and likely destabilize the building. Links and phone numbers appreciated.

It is illegal because the rules for preferential rent changed in 2019. Now, the preferential rent is for the entire tenancy, not the term of the lease (as it had previously been). So your friend is entitled by law to still get the preferential rent.

I’m sure some folks here can advise what to do. I personally would start by calling the office of her local city council person.

More info is needed. But call 311 without delay. Get a copy of the old lease, and a copy of the new lease.

Thanks guys. I’ll pass the info on to her. She is so stressed out about it. If anyone has been thought this please share me the exact process you went through. I can’t believe landlords are still trying to pull this stuff.

This exact thing is happening to me. I'm taking my lease information to DHCR, Division of Housing and Community Renewal.
