My rent stabilized housing lottery lease is ending in January and I’m in the process of looking to relocate to a different state by this summer. I know that rent stabilized leases tend to be one or two years but I was wondering if any of you know if 6 month leases are allowed or possible with lottery units?

From what I’m aware of, no, but just ask your leasing agent or property manager

Preface, the landlord might welcome your earlier departure because it might be an event that allows them to raise the rent on the next lease. That being said, you consider talking about it with the leasing people. The building management might not have useful information because it might be that they management building operations but not leases. A lease can include gentle terms for leaving early or less gentle.

I suspect whatever length lease they give you, they are bound to offer a renewal unless perhaps you sign something that promises you will vacate as of such and such as date. But also, if you need more time once your short lease expires they might be allowed to raise the rent with the renewal.

As for your relocation, don’t paint yourself into a corner, allow time and months enough for possible delays.

I was expecting to have to leave before 1 year in my prior lottery, RS, apartment as I was deep in process with a much preferable lottery. My management would not offer a shorter lease but offered an "early termination" rider on a 1 yr lease that stated I could terminate it with just 30 days notice and no fees. I signed the 1-year lease with the rider and then exercised the option about 3 months in with no issues.

Could I ask what management company your building was?

C&C Management. I also did this same move when I got that 1st lottery moving from my non-lotto, non-RS apartment through Rosedale Management. Got a rider and terminated with no issues when I was approved for the 1st lotto apartment.

Basically, you just need to get either a rider, or something in writing from the management detailing what their early termination policy is. Good luck!
