Thanks everyone for all your suggestions, I am already taking action. I will add the updates so other people don't make the same mistakes we made. I want to really hurt the credit of everyone on the lease though, can i do that? How would I go about it??

Apparently, the 2 who live there now don't care about their credit so what does it matter?

When you go to court, you have to file against all 3 --- the 2 who are living there now as well as the guy who signed the lease (the one with the good credit)

Once you have the judgment, it will be put on all their credit reports as a public record.

Sue him in small claims court. If it goes to judgment, it will appear on his credit record.

Draft the documents and send them to him all ready to file. That's max leverage to get the signee to get his buddy out,
