I think the price is on the high end mainly because the OP specified that it's a studio in a brownstone. Brownstones aren't noted for their spacious rooms, so a studio in one--meaning that what was probably a decently sized apartment has been subdivided--is going to be rather small.

never been to nyc so i can't talk about the safety of the area but officially Clinton Hill is bordered by bed stuy to the east from Classon Avenue, so the location of the apartment would be in bed stuy
