In a nutshell: yes.

I have a 1-bedroom in a walk-up in the West Village for about what you're looking to pay. I saw it on Wednesday, put down my deposit that day, the broker processed my app and credit the following day and I signed the lease and picked up the keys on Friday.

The apartment was a fee-free apartment, but I had been working with that particular broker. I highly recommend feeling out a few brokers before you come and maybe have one line up several apartments to show you while you're here.

Also, I don't know what you consider a medium-sized dog to be, but my 12-lb. dog is welcome here and I didn't even have to put down a pet deposit or pay pet rent. A bigger dog might be different, just inquire about each particular apartment before you go look so there are no surprises.

I only half-way agree with this. You might get lucky. My apartment had just been listed that day. I saw it early in the afternoon, but the broker was planning an open house for that evening—my deposit on the apartment is what canceled it. Had he had the open house, it certainly would have been snatched up as it's an extremely good deal, given the size and the neighborhood.
