Does anyone know about cheap (under $400K) housing located on City Island (Bronx)?

We're tired of renting, and if we don't find something here that is liveable, we will relocate to Rochester...

You won't find a house in City Island for that price. How much does it cost out their now, like $800,000? I'm talking multifamily homes too (Small Fedders apartment buildings made to look like houses). A single family home is even more expensive.

You are much better off moving to Rochester and making a killing off the cheap housing there. You should be able to find a nice home in a decent area for under $400,000. Just do your research so you don't end up in a crummy area.

Why not talk to a realtor?

Upstate job market is much weaker. However if you find something and don't mind long cold winters, the ra cha cha will be righ up your alley (if you move to the suburbs, the city itself is like the bronx without the proximity o NYC)

The thing is City Island is a tough place to look for a living space. It is tiny! There is hardly anything ever available there.

Thanks for the great input... I live here now, and so far, there IS nothing in our price range, not even in a lease to purchase option... the proximity to NYC is prohibitive of being able to buy, on meager salaries, although rents ARE reasonable, here, and it's great to have the water 1 block away!....

Anyone wanting to move to NYC and find a peaceful place to RENT and have the best of both worlds would be well-advised to look here, but buying here ain't much of an option, at least for me... looks likem Rochester is in the cards....

Have you looked into Throggs Neck? Its not city island, but you might be able to find some type of condo out there for around 400k.

Right now there are many houses for sale on city island. On some blocks there are even three or four for sale. A majority of the houses are larger one family while others have the option to be multi-family. A majority of these house go for about $550K-$1.5M, which is steep for a someone with a modest income.

There are a few cottage/bungalow style house currently for sale;
1.) William Street and Tier Street, recently renovated was asking in the $300Ks, now there asking price is higher yet still in your budget.

2.) King St & Fordham, another cottage/bungalow, corner lot, needs an exterior face lift and I assume an interior one as well, don't know the price, but it has to be in the $300K-$400K price range.

3.) Minneford St. btw Beach & Ditmars Sts, there are at least three houses (cottage/bungalows), with for sale signs in the windows, the owners may be trying to sell them without a realtor, drive by get the numbers and give them a call.

4.) Minneford St. across from St.Mary's Star of Sea, there is a another cottage/bungalow for sale, around $335K, I am not sure which one, but there are four or five , you can find the ad in Craigslist NY, search City Island Real Estate, the owner placed this one as well.

5.) Re: Ad posted in the NY Times for $399K, this guy has been trying to sell this house for over a year. At first it was listed at $500K+, which is way too high for what you get. I went to the open house and this is a nice one bedroom + loft on a lot that is shared by two other houses. It has no basement and the backyard is shared by all three houses. It is similar to the house coops on CI. Another thing this realtor seems to a be a wannabe flipper, I saw this house up for sale two years ago for $250K, he bought it and jacked up the price nearly $300K and it has declined ever since!

Talk to Atlantic Emeritus Realty on CI Ave or take look at the house I mentioned for contact info.
