How small? There's some ~40x100 lots in Newark for that price, close to light rail (to Newark Penn).

trulia is going to be your best bet.

I ran a quick search for you and found a few properties just west of Newark. But they are all just city sized lots in not so nice areas. There was also one listing in Hamburg, NJ that was about 10k higher than what you were looking for. Everything else was way higher.

I'm checking homes.com, a dozen or so of local real estate places. The sites are there, it's just leg work and constant checking, they are zoned residential, anything that is .20 is good enough for me.

I'd much rather go to Jersey, but i just don't know jersey well enough to know where is sketchy or not, so i'm stuck with NY

Absolutely. I have a place in Hudson that we built ourselves, so we've figured out all the pitfalls and what to look out for etc.
