I've read through copious threads and a lot date back a year or two so I'd like to throw this out there. I'm wondering what to expect an average rent to be in the 5 boroughs rental-wise for a 3BR or 4BR apt or SFH in any of the 5 boroughs. Any input is appreciated. Thanks in advance.

The range can be from hundreds, to tens of thousands.

You need some specifics.

If you're just looking to get a handle on rental prices, don't read through old threads. Instead go to any real estate site that has listings, like NYTimes, corcoran, nybits, streeteasy, citi habitats, craigslist, etc. and put in your parameters.

NY has extremely crappy and inconvenient neighborhoods as well as super wealthy areas that are in the center of the action. So an average is not going to help you.

Specifics, sure. Three adults/one teen returning back east after a long stretch.
Avg annual income is $150K and will remain that way or increase slightly.
Looking for a 4BR rental (apt/home, single or multi). We are middle class, we work hard, we carry very little debt (thankfully), and we would be comfortable if we could keep the rent at $2500/mo. I have had contact with a few brokers via email who told me I am dreaming, it doesn't exist. I thought, I'd like to hear from real-live people who live and rent in NYC on what to expect. If I am missing a critical detail here, please let me know.

You should be able to find what you are looking for easily in a nice neighborhood in The Bronx but it will be in a non trendy neighborhood that is 40 minutes or so from midtown.Pelham Parkway/Morris Park area,Pelham Bay and Riverdale.

Haven't heard of many 4 br apartments but in my area and Morris Park 3 br's apartments are about 1,800 and houses are around 2,000 to 2,500.

Maybe try Elmhurst or Rego Park in Queens. I think you'd have more luck finding a 3 bedroom for $2500, not 4 bedroom, though. None of the three adults are part of a couple and could share a bedroom? Sometimes people split living room to make it a bedroom and a small living space as well.

If you want to go further out to less desirable neighborhoods, you could try places like St. Albans, Laurelton, Fresh Meadows, and places near there and probably rent an entire house for $2500. I just don't know enough about those areas to advise. Part of the reason they are cheaper is they are not terribly convenient since they are "2 fare" zones. Also I know nothing about the general atmosphere or safety levels.

Does the teen still need to go to high school? If so, that's another big consideration.

Yes, I think these nice, non-trendy neighborhoods in the Bronx that still have good access to subways would be better than the very far-out neighborhoods in Queens that have inconvenient or no subway access.

I have a 3 bedroom in Brooklyn in an area that is up and coming with less than ideal transportation options nearby for $2700. And two of the bedrooms are TINY. I would say for a decently sized 4-bedroom in a good, established neighborhood you are going to be paying in the 4,000-6,000 range for an outer borough.

It can be informative to read through the past 2-3 years of "living in" columns in the NY Times, as they often profile out of the way neighborhoods that mainstream Manhattan realtors might never have even heard of. They have a paragraph, "What you'll pay"
