We're considering moving into the upper east side, but I've become very aware of the subway construction taking place along 2nd Ave. Anyone know how the noise level is along 2nd ave in the 70s & 80s, especially after 10pm? Trying to avoid waking up to the sound of construction in the middle of the night.

It stops overnight prettty much, but there is always some sort of a clang, whoosh or boom that will awaken you. Parts of the street are covered in immense huge removable concrete slabs that go ga-thump when a bus or truck goes over them...and you can hear the ga-thump all the way up to Third Avenue. A lot depends on exactly WHERE on Secoond you are talking about. Some have been "finished" and macadamed over = quiet. Others are open from street to center of the Earth and all kinds of stuff goes in and out = noisy.

I learned that the windows must not be opened while sleeping period: Winter, Summer, Fall, or Spring.

Fans and air conditioners blot out the outside noise.

As for right ON Second Ave., don't do it unless you get a terrific discount. I don't know how people cope directly facing the Avenue. Windows Open gives a big dirt issue as well...the subway tunnel construction seems to emit a very fine grime that gets in through any opening.

I have heard that business AND residential rentals have fallen about 25% so if you choose to go for it, play hardball in your negotiations and keep commenting on "the endless racket."

Any apt on any avenue will get plenty of noise, not just the 2nd. But yes, 2nd avenue is not as desirable right now. Strangely, I have noticed plenty of stores have opened anew, 16 handles or even Dashlocker across.

Some great apts though are available btwn 2/1ave both 1br one on 93st for $2295 and 1br on 96st for $2025. I tell people sleep with earplugs whats the big deal.

Compared to Long Island or NJ (where I am assuming you are from), I understand that 2,300 it is quite pricey for a 1BR. Or worse, your probably one of those rent controlled leaches.

If you knew anything about the NYC rental market, then you would know a 1 bedroom for less than 2500 on the UWS is well below the market rate, and is indeed a good deal.
