I'm looking at a property in Arverne by the Sea, beach 67th street. Could any residents of far rockaway and Arverne by the sea share their experience and opinion about the area?

I have some questions listed below.


I am looking for a property in Arverne of the Sea by 67th street. #1 question is how badly was the area affected by hurricane sandy and how often does it flood where there's a storm/hurricane? The sales person told me that Arverne of the Sea was not affected at all by hurricane sandy and told me not to worry at all. the property is going for $650k which i believe is overpriced.

#2 How's the area around the neighborhood in terms of safety, slums, gangs, A train transportation? I def see the projects which are a few blocks away. what about burglaries and looting? The Arverne by the sea prohibits house owner from installing bars on the window because it violates the policy of the community.

#3 How often does A train transportation shut down when there's a storm? Do we need to pay toll even when we are resident of far rockaway? Considering if I do not own a car and depend on public transportation.
How long does it take to get to manhattan on the ferry?

#4 How's the public school system? heard it wasn't that good?

it is overpriced just last year it was 500K.

A couples of blocks up is hammels projects and there are shooting almost every night.

its best you get a car. late at night the train runs slow and you have to tranfer to the shuttle at times or on the weekend the service just sucks.

no good school in Rockaway only in Breezy Point.

This is in Rockaway Park - not Breezy Point.
Actually the neighborhood is called Seaside, but Rockaway Park 11694 is the zip.

Breezy Point doesn't have any schools.

Overpriced... absolutely but it was 500k last year... thats insane. its 650k now.... no ome else loves there?

Breezy has no schools, the closest is PS 114 in Belle Harbor, then Scholars Academy on B 104.

I assumed Breezy Point was almost completely damaged after the hurricane ?
