I think the question you really need to consider is: Why would anyone take the chance of renting to her?
That would depend on how attractive she is. If she is hot, you might get rent free as long as you let them install a few hidden camera in the apartment (see article below).

Any landlord will not go for the "someone is helping me line". They look at the actual prospective tenant look themselves on paper. If someone is "helping" the only way for that to possible work is if landlord offers a lease and the "helping person" signs it. Making them legally responsible as well. If person that is supposedly helping will not sign..then it is likely that person can default when it comes to helping pay it. Most landlords that have those illegal apts likely will not ask for person to sign a lease anyway.
Also many apts in the low range are small & might not accept her & kid (2 people) and are meant for 1 person many times. Makes it so hard. Hope she finds something she is happy with.
as noted above, the math doesn't add up on her salary alone no matter who is financially helping her....plus the credit issues. That is what matters.
Sadly this is correct the general rule landlords use is one third you take home income for rent.
As for cameras..that is sadly true. Happens more often than you think. Did the reverse thing in 2006 for apt. I got fora short time upon moving back to NY.
I suspected my landlord was coming in when no one was home. When I actually found something missing I had a friend come in when they were all away & put in a camera for ME!
This camera caught them in the act!! Guess they did not have camera in my apt. or they would have seen friend installing mine. The landlords teenagers were the ones letting themselves in. Reported to the police before telling the landlord. Because they were taking money (checkbook was taken) & drugs ( controlled substances).
The landlord was probably letting herself in too at times. But never caught her because the day after I put in the cameras this happened..guess the kids needed the drugs & money after their vacation!! Once reported that landlord knew not to try to come in ever again. They must have been coming in my apt. everyday!! Noticed odd things all the time but did not put it all together right away.
Yes, I moved. Did also get retribution. Rent refunded. Was on last month of 1 year lease so paid for place the entire year before discovering this. Made me much more alert for the future.
