I am wondering what is the average cost for a one family or two family home (or a one family home converted to a two family home) in the St Albans area around Farmers Blvd.
Also, if anyone currently resides in the area, please tell me about your experience living there such as schools, sense of community, churches, shopping, transportation, and safety.
Is this an up and coming area in the Jamaica section of Queens?
Expect to pay at least 300k but no more than 500k at worst I would imagine.
No shortage of churches, but as with most of southeastern Queens, commercial activity is a joke with sub-par retail and very few restaurants that are at least decent. Fast food is easy to find if you like indulging on that though.
Transportation is buses to get anywhere unless you have a car (which is pretty much a necessity in that part of Queens). If you go to Manhattan a lot you'll get frustrated at the commute very quickly. There's a LIRR station at Linden Blvd. but that's evidently pricier than taking a bus to one of the subways in Jamaica (although the commute will be much less irritating and lengthy).
Safety around that area isn't really an issue. You might see a hooligan occasionally hanging out near some store but there isn't widespread crime.

I have seen 2 fam houses (one fam converted) listed online for around 550k so thats a sign alot of new residents seem to be driving prices up

Up and coming? No. Just a stable middle class area.
Middle class area without the amenities that you would expect in most other similar neighborhoods. A car is a must for that very reason.
