The real question is, why do you care? Yes, you should be polite, but why on earth do you care about who should say hello first? I live in a doorman building. I say hello, how are you..etc, but it's not required and I don't think about it. It just happens.
If you don't feel like speaking, don't say anything. I happen to think it's rude not to speak, but if you decide to do this, it's your right, but of course, I'm sure the door men will grow to dislike you overtime.
Clearly, you care about what they think of you, so you should just save yourself the hassle and hello.
