Well, the closer to the ocean the better. I'd be willing to move a few (less than 5) miles away if it saved me some $$$.
Ideally I'd like to wake up and ride my bike to the beach.... but that is probably quite a stretch near NYC.
New York or New Jersey would be fine. I'd just like to be able to easily get to both the beach and the city.
Long Beach is right on the ocean and has a train to NYC. The southern part of Oceanside is about 3 or 4 miles to the beach and is more affordable, I think. I don't know how much you like to ride your bike, but I'd ride 4 miles to the beach. Long Beach Rd or Lawson are not the most bike-friendly of roads, but you could do much of it on the side streets. Island Park is between those 2 towns. That about does it for LI as the rest of the ocean front is Jones Beach, Fire Island (expensive, limited access, summer-oriented), and then you're in the Hamptons, and too far from the city.
NJ has a number of barrier beach towns. Long Branch and Asbury Park are supposed to be rough but there are nice places too. You might want to look at Monmouth Beach. Train to NYC from Little Silver and Red Bank (a nice town), and there's a ferry from that area too. A bit father from NYC than Long Beach or Oceanside.
You may want to take a look at Rockaway Beach/Belle Harbor, too. The boardwalk in Rockaway is great for a bike ride. The A train ride is pretty tedious and will take you a little over an hour to midtown. Broad Channel is another option... just over the bridge to Rockaway and many of the street are surrounded by water. That is unless it is a moon tide, then they are under water.
Seventhfloor.... that video is like a Tale of Two Cities! The wasteland vs the new developments of Arverne By The Sea. I am not largely turned on by the buildings going up in Arverne but it is 100 times better than letting the land go to waste. I was also not a big fan of casinos in the area but it who knows what could have been.
