Many of the new luxury buildings in the housing lotteries offer residents some great amenities, but they come with an additional fee. To those of you, who have won the lottery, it would be interesting to know how much your building charges. I found out that American Copper charges $185 per month or $1,800 for the year, just for the skybridge fitness center/spa/lounge. They give members 13 guest passes per year and charge $30 for any others. I find that to be insane. . Imagine living there for 21 years. That would be almost 38,000 you've spent just for a gym, pool, and limited opportunities to bring visitors into the lounge. Do you think it's worth it or maybe it's a way to exclude affordable residents?

The Copper building is very beautiful. If you get in by lottery just pay up or go across the street to the public park and suck down a cold corona

Amenities fee for 250 Ashland is $55/mo., according to the intake person I talked to. $185/mo. is pretty steep. For $235/mo. you can join the Equinox on Greenwich Ave. with the pool. If you don't care about the pool, it's only ~$200-210/mo. for membership at a regular Equinox.

225 E 39 Street is such a deal at $250/year , the amenities are top notch I can't wait to move in !

There's no way they could be charging affordable tenants that insane amount at Copper..

You think it's any cheaper for the market tenants? No way, that cost is built in and they pay through the nose for rent. But they do pay, because this market exists. Not everyone can afford to live in such a Manhattan building, you should consider yourself extremely lucky

Does the market exist, though? All those 2-month-rent concessions seem to suggest that this segment is WAY overbuilt.

sounds overbuilt, but that just means instead of $4500/month the market is at $4200/month. We're not talking $1000 luxury apartments in anybody's lifetime (pre-apocalypse)

If I won one of these luxury apartments as an affordable housing winner, that LAST thing I'd want to be doing would be yoga and pilates and cooking in the luxe shared kitchens, the media rooms, and all those other perks. I'd hole myself up in my apartment like crazy. If I wanted those perks I would go elsewhere outside my abode. All these new buildings are nothing more than hives of affluence, it's crazy where everything all amenities are so you never have to leave your building. WHY live in NYC!? Don't get me started on all the luxury non-college Adult Dorms co-living spaces popping up area where you can share a room with someone else, bunk beds too for 1700 a month :/ wtf? Do real adults want to live that way post-college and POST-POST college? I guess so?

I believe its actually $500 for amenities and No washer dryer in apt at 39st for affordable
