The way I see it, anything within 10 minutes walking distance of a train station in NYC is a "hot spot."

You are correct. When it's finished, East New York has the potential to be the best area in New York city

Sort of depends on what you mean by first/best. I think by most people's definitions, that'd be a stretch.

I think what really needs to be part of the mix for East New York is to make it a strong job center. It makes sense to make use of all that extra reverse commute capacity for all those subway lines (and LIRR line) and how easy it is to reach for many people. It's not much of a boon if they just slate it for high density residential and little else.

There was an effort by the Bloomberg admin. to make Jamaica the next CBD for exactly the reasons you sited. Unfortunately, the current mayor doesn't see it as a priority.

The area has huge enclave of crime, poor ethnic folks, and transit issues. Very difficult to get to by highways and roads are poor. It'll take decades to fix the area and who's gonna fork the money?

If you look at other areas nearby, the Bronx and even Greenpoint where massive development is taking place. Who is gonna invest in a shady part of town? If you do, you're in for a long wait before you can get rewarded.

Don't forget many folks are leaving NYC and moving into NJ. There are bigger apts and homes in NJ being built. Why should someone buy or rent in NY when they can get a bigger and quicker access into NYC for 15-20% less.

Those are your factors. I personally wouldn't go to ENY, I've been there many times and it's a dump and continues to have criminal activity nearby that will take decades to rid of.

It's location, location, location. If ENY was a good location, why did the white people leave in the 50s? There are lots of places in NY that missed the gentrification ride in the 80s because ppl didn't like the area.
