These homes are in NE Mott Haven and 1 block from the 2/5 Jackson Avenue train station, LESS THAN 30 minutes to Grand Central. They are newly constructed, 3 family homes. The first unit is a 3 bedroom/2bath duplex, the 2nd floor is a studio, and the 3rd floor is a 2 bedroom/1 bath apt. The apts feature granite countertops, oak cabinets, bamboo hardwood flooring, tiles baths, center island kitchen/open to living room...very nicely done and brand spanking new. There are only 3 remaining, and asking ONLY $472,000!!! These are a give away...requiring just 5% down (approx $24,000)!!! You must have an income between $69,000 and $118,000, and be a first time buyer. Yeah you read right...in Mott Haven...they require this income....how things have changed. 1 of the buyers (your future neighbor) is a teacher (single white guy, his tenants are teachers also who are a white couple from the Upper East Side), the other is an NYPD officer..I do not know the other purchasers of these homes just yet. Yeah dude...they are a give away....if you are a single person and want to live in the studio...you can rent the 3 bed/2 bath for 1,700, and rent the 2 bed, 1 bath for 1,400 = $3,100 in your pocket and covers the mortgage. I would probably live in the 2 bedroom because I am single, I like the top floor, and like the extra bedroom. This is a deal if there ever was one! And it is 1 block from the 2/5 train, 1 block to a new supermarket, 1 block to a new Rite-Aid, and 1 block to an indoor parking garage.....sweet!
Question... are these homes directly across from public housing? I mean, it sounds like a super deal but what about safety / crime? I grew up in the area and still have family there so...my reaction is...wow...
This is Mott Haven...so you are not more than a stone throw's away from public housing...that's how it goes. However, things have changed dramatically, and as you can see that the income requirements are $70,000-$118,000, the entire area is being repositioned to the working/middle class. These homes are all sold out except for 3...so they are being snapped up. These final 3 were in fact sold but the buyes had trouble with financing (of course), so they are back on the market. I provided these because there are numerous complaints about affordable housing in NYC, and these are in fact quite affordable for the working/middle class, with an easy, short commute to the city. Of course...the issue now is...do you feel you "deserve" to live somewhere "better." Or do you live somewhere that you can afford? You can complain about the "outrageous" housing prices in NYC..but there are PLENTY of opprtunities for cheap/moderate ownership and rental opportunities...so do people just continue to complain b/c it is not located in the Village, or do they live where they can afford? Let's see. Bottom line is..these are a giveaway!
