Has anyone been denied an apartment through the affordable housing lottery due to not paying their rent on time? I was recently contacted for an interview for an apartment and they requested 12 months rent receipt. I haven’t always paid on time but I don’t have any rental arrears. Your experience and feedback is greatly appreciated. Thank you
Only if you were taken to housing court I believe. How late are you talking about that? Are you NOW currently up to date? If not, I would suggest getting current and it should be fine. I mean duh, the reason we're all applying to affordable housing is so stuff like this doesn't happen to us.
It might be an issue (probably) for one of the more upscale 80/20 buildings, but if it's one of the projects 2.0 buildings that cater mostly to to the 40-60% ami, i doubt it. Take a look at some of the threads in this forum for many of the new buildings that have gone up and you will learn that many many many deadbeats win these housing lotteries and are let in.

I think it is an 80/20 building in The Clinton Hill neighborhood in Bk. I will keep everyone updated!
IIRC as part of the process current and or past landlords are contacted for references which includes history of rent payments. Such a query can take many forms from a simple question to a request for a detailed printout. Every landlord/property owner keeps records as to when each tenants rent was paid; in fact thanks to modern technology it is very simple.
Much like credit reports the answer to "Does "X" pay their rent on time?" is pretty straight forward; response is either "yes" or "no".
As have stated repeatedly to queries such as those posed by the OP, best course of action is to find the *official* answer from someone in authority, and not rely upon second hand information. One needs something that can be pointed to as fact and law rather than hearsay.
Personally since once in like all RS tenants it is nearly impossible to remove "affordable" tenants, cannot see a developer/landlord or whoever *NOT* looking at rent payment history.
One purpose of the so called "rigorous" background check (such as it is), is to ensure those selected for a unit are able to pay their rent on time each month. As have repeatedly stated NYC is doing itself nor developers any favors by awarding apartments to persons who are likely to have issues going forward with paying rent.
I'm not relying on second hand information. I just wanted to get info from others that have been through this process. I'm pretty sure I'm not the only one who has paid rent late and applied for an affordable housing lottery. I will definitely ask the marketing agent. Thanks for your feedback.
