Wow! That is an amazing location.
Plenty of amenities a short walk to the A train and local bus.
Beautiful ocean side living.
The prices are unbelievable.

Expect cold,cold winters beautiful summers.

Monthly taxes are too steep. The taxes on my parents' house = cheaper than the one bedroom. Then add the monthly fees, which may not include the parking or additional storage.

Commute, I couldn't do it. Still a sexy proposition. I myself don't want a house after trying to take care of one for 2 years.

Yeah. That maintenance also looks pretty steep for a new condo building (maintenance/common charges increase with time and age). I think it's because everyone has to share the payment for that fitness center maintenance and property tax. Those taxes would eat up the full 10k deduction on taxes, so a big chunk wouldn't even be deductible either if you itemize.

Would you consider the ferry If you work Downtown Manhattan, or the Q35 to the Junction for the 2/5 train? I know some people here in Rockaway that take the Q35 to the 2/5 simply they say for them it's a shorter commute to Downtown Manhattan.

Q35 and the 2/5 to lower Manhattan is at least an hour 20 on a good day.

The rockaway would be a great option for many NYCers but the commutes are simply impossible.
