Most renters want a full year lease for security's sake.



But I need to offer my apartment for a 6 month sublet with the possibility for a renewal for another 6 months.



I can't offer a full year now because I don't yet know if my work assignment out of state will extend me.


Would you go for a 6 month sublet in Manhattan with no surety of an extension or skip over that listing for a year's lease? Many thanks.

It's a co-op. I own the apartment and would not raise the sublet amount should there be a 6 month extension.

Yes, our building allows for sublets so that's no problem. I just worry I won't get applicants if I offer my apartment for only 6 months rather than a year.

I think legal foreign workers working for foreign companies which have offices in NYC are sometimes looking for 6 month leases rather than full year ones.

A six month lease might appeal to a newcomer who wants to get a feel for the City and its diverse neighborhoods, and housing possibilities, before making more of a commitment.

especially if furnished ...it is a lot different then paying the costs of moving in 6 months when it is all your stuff .

Yea, if you offer 6 month furnished rental at a price that isn't crazy, you should rent it easily.
Does the Co-op charge large application, and other fees?
Throw it on Streeteasy, and a couple other sites, and you should get some solid leads, before handing it off to a broker if you have trouble.

Most people do not want to go through the coop/condo process for only 6 months. Your incentive needs to be price.
