I have respected and been lenient with all my tenants. Anytime they have any issues I come the same day to fix it.
I have done nothing to deserve this treatment from them, but I understand there will always be that bad apple.
In the future I will be even more through with my tenant checks but honestly perfect tenants can suddenly become horrible ones.
To be honest it's not so much about how much money they make or how much they have in the bank. Its more about what kind of person they are in their heart. I don't make a lot of money but I have never been late on rent a day in my life. That has to do with my character. Also has to do with how I was raised and my values.

If you've never been late on rent in your life, then you've been lucky. Plenty of hardworking people lose their jobs, get sick (or have a dependent family member get sick), etc. and struggle to pay rent. You can do a lot to try to ensure stable life circumstances, but, as they say, man proposes, God disposes.

True but if you are a responsible person you don't spend beyond your needs and have a nest egg that you can live off for a while. Hopefully Covid has taught people this but probably not.
That is just not feasible for everyone, unfortunately. One health crisis can wipe you out.
I used to sometimes struggle to pay my bills (though I always paid my rent). Now I don't at all--haven't even carried a credit card balance month-to-month for several years. What's the difference? Did my character suddenly get good when it was lousy before? No, I managed to get better-paying jobs for long enough, in a stable enough phase of my life, to have a chance to save. Did hard work go into making that happen? Sure. But so did a whole lot of other things that were not in my control.
