Wework rep got back to me and said the private desk office is $950/month and an unlimited pass for any location but w/no private desk is $299/month. That seems a bit high and the windows/doors are transparent too. (they no longer offer free, unlimited draft beers on tap).

On the other hand, Regus quoted me $580/month for a private office in the Wall St area which seems a bargain. And it is more of a traditional office vibe with solid metal doors and no kombucha/beer tech parties.

I've worked in a Regus office and had others I put in their offices and never had any issues with them. $580 is a great deal.

Yea and that is a month to month deal. Although the rep said if I was willing to sign on for 12 months it would be lowered to 550/month. Part of the reason why it's so low is there are no windows and it is an interior office. Circulation may be a problem. They turn off the a/c after 6pm and all day on weekends. On the other hand they are throwing in free wifi, up to 3 desks, chairs, and all the tacky office decorations (cheezy motivational posters, fake plants, ugly vases, etc.) in as well. It's an older building on Broad Street just a block away from the bull statue. Thoughts?

I think it would be easier for you to just move to a quieter part of NYC.

I agree. Or better yet out of NYC entirely. Sadly finances make that hard. I wasn't working for much of last year and am saving up money from a new job. The plan is to apply for a new job after this year's contract is over and do remote WFH from one of those long term extended stay business hotels on the road. Then look for a place to rent on the weekends and evenings.

UPDATE: I'm quite happy at the Regus although I was shocked at the nickel and diming they tried to hit me for a $375 room cleaning fee when you move out, $30/month for coffee svc, phone lines, copiers, etc. I was able to fight to remove everything except for the room cleaning fee which they said was higher due to the "deep cleaning" b/c of Covid.

Well, still the adjusted rate comes out to a bit over $640/month after all taxes and fees are considered which is still a great deal for the Financial District. Then I found out the neighbor across from me is only paying $475/month for a similar sized room - but that's due to him signing an 18 month lease in advance.

I've spoken to other tenants and we agreed that the Covid fears - especially the Delta variant - have driven these office salespeople into heights of paranoia! Between the constantly new offices flooding the market with more commercial space and Covid they need to seal the sale in order to keep their commissions. If you're willing to drop $1500-2000 then you can get a REALLY nice space with multiple rooms, couches, lounge chairs, etc.

Also, it's now official - NYC office space is now cheaper to rent than an apartment. Indeed, the idea may appeal to some people . . . all you would be lacking is a shower, kitchen, and laundry. The shower could be done cheaply by signing up for Planet Fitness $10/month and the kitchen would be an electronic hot pot or rice cooker in your office. They even furnish it with tables and chairs, give free high speed wifi, M-F cleaning crew, central a/c, mail pickup, and security guards.

Lmao! Imagine it. You can show guests your manhattan skyline office/ living room dozens of floors above the streets. They'd enter past marble lobbies, uniformed guards, keycard turnstiles, and into 800-1200 sq ft "office". It's also REALLY quiet at night b/c there's few ppl around. No boom boom reggaeton music, screaming neighbors fighting, little kids jumping around, etc. Indeed I've fallen asleep inside my office more than once already. I'm going to get an air mattress to make it more comfortable.
