Jamaica is already expensive and for no apparent reason ( other than proximity to the airport?). There are way too many bums, mentally disturbed folks, and no, the class of people hasn’t really changed from what I observe and I come there often. One important indicator is quality of stores - it hasn’t really changed on Jamaica ave. Starbucks recently closed their shop too at Jamaica center. Just exit the last stop on E train and see for yourselves - you’ll likely be offered to buy some drugs immediately.

For better or worse you won't see too many bums or drug dealers in the South Asian neighborhoods in Jamaica - even though many are poor. Many are working 2-3 jobs. They have informal, de facto "sharia patrols" since that is mostly a Muslim area. I've seen young men in those flowing robes carrying bats "clean up" the neighborhood sidewalks.

You must be referring to South Jamaica, because Jamaica proper (everything north of Liberty Avenue) is already expensive. You're not buying any SFH turn-key in Jamaica for under three-quarter mil; that's where they start at.

It's been appreciating faster than rest of Queens, aside from Flushing and adjacent areas. There's strong demand for housing in Jamaica.
