Wow. I cannot believe I am debating with someone who doesn’t even see that the point is not about suburbia or commuter stops. It is to show that what you claim as “genius” is hardly new or genius. Having a parking lot around a bus or train depot/stop is very common.

It isn’t incentivizing anything but robbing Peter to pay Paul. It is just getting people who would otherwise be taking the subway (or bus) into Manhattan instead.

Actually, I am very supportive of using ferries despite what you might think.

I just think it needs to be located in areas with high demand and or critical connections like airports or transportation terminals. If done wisely, it can be part of a good working transportation network supplementing trains, buses and light rail.

Any additional transportation options result in increasing property values, due to "location, location, location." And when property values increase, so do property taxes. That's city revenue. That's the return on investment. A very sensible one....!
