hello does anyone have any advice on valley cottage in nyack (in rockland county ny)?

we are considering a home there around 550-600k... it is new construction.

but we have tried to do some market analysis in the area and it seems most homes are from 400-500k... not sure then if it is a good investment to be buying above the average home?

also how are nyack schools?

Hi

Valley Cottage is zoned in the town of Clarkstown, however Valley Cottage residents go to Nyack schools as opposed to the majority of Clarkstown which goes to Clarkstown Schools.

Upper Nyack is in the town of Clarkstown too but they go to Nyack schools as well. Other parts of Nyack are covered by the town of Orangetown. It's very confusing.

Nyack schools aren't the best the county has to offer but aren't the worst either.

I think that you are finding 'average' home sales a little below what you are paying because Valley Cottage has a lot of condos and condos of course sell for less than a home would.

What new development are you considering? I'm just wondering because there is a development that people think is in Valley Cottage but it's technically in Congers (the road it's on divides Congers & Valley Cottage, one side of the street is Congers and the other is Valley Cottage - it's confusing.) and thusly are zoned to Clarkstown schools as opposed to Nyack schools.
