What can you say about New Paltz? (Wallkill: transplants, rentals)

I live in NP. Lovely town. Low crime. Great schools. In fact, there are few public school districts in upstate NY that are ranked as good as NP. SUNY school in town - so lively college town.
Some good restaurants, bars; great outdoor activities: kayaking on the Wallkill, hiking in Mohonk Preserve/State parks, rock climbing in the gunks. There is even a nice golf course in town.
Taxes are high to keep the school district top rated and provide excellent services to NP denizens.
Like any such town, rents and home prices are high. People pay a lot for a great school district and a lovely safe place to live.
For those living in the areas where there are 300-400k homes, how is it?
Not sure what you're asking? You'd be hard pressed to find a decent house under $300K in New Paltz. Rentals are high priced and scarce. Personally, aside from the farm stands and natural beauty, NP holds little appeal to me. Very youth & college oriented. The main street through town is a nightmare most times to navigate with being very tight and so much traffic. Grocery stores are over-priced because of the college crowd. You have to go 20 miles in any direction for minimal major shopping. Lots of NYC transplants there. If you have any conservative tendencies, it would not be a good fit. It used to be a laid-back hippy type town years ago but not any more.
I have a friend who moved out of NYC and into New Paltz and she says she has no regrets whatsoever. She absolutely loves it!
