I’m thinking of moving to the Southern Tier of NY or Northeast PA in the next two years, when my wife retires. I’m looking in an area roughly in a triangle formed by Ithaca, Oneonta, and Scranton. (I’m also going to post the same message on the PA forum). I currently live in the Philadelphia Suburbs of Southern, NJ. My property taxes here are $8K and rising. I know I can get a lot more house for my $$ in that area, than I can here. Any comments or advice would be appreciated.
Not terribly sure of the PA side of things, but I know taxes are a bother in NYS. Mu uncle is thinking of selling his business and retiring in North Carolina. He's lived in Ithaca for many years, and loves the area, but needs to get more bang for his buck.
If you decide to make the move further north for sure, Tompkins county would be a decent choice. There's 3 institutions of higher learning (including Ivy League Cornell). I'm quite sure there's special programs for seniors to take advantage of at each school. There's a ton of natural beauty in the county, and Cayuga lake is always a treat during the warm months. Plenty of students most of the year, so the youthfulness may hopefully rub off some.
On the other side of the coin, the winters are long and gray. Lots of cold and snow. if that doesn't bother you, a trip to the area and some on-line house scouting won't cost much. Good luck in your search.

Hi, am selling my home in Oneonta, (illness in family-personal) This is a great house on a quiet street near the campus. (It's very quiet here, all the partying goes on downtown, and then isn't what people think) Executive ranch. Vaulted ceiling in large kitchen with cherry cabinets, center island, breakfast nook w/ bay window overlooking large built-in pool. There is an alcove area off the kitchen w/matching cherry cabinets.
Open and airy living room with bay window. Lovely mature trees. Dinning room has basketweave style wood floor.
Two upstairs bedrooms have built-ins, and plenty of closet space, one has its own bathroom
Downstairs, is a very large family room with built-in cabinets, and seperate entry to breezeway. The downstairs bedroom suite has it's own bathroom, (recently redone) . Four large closets in this bedroom. Off this room is a lovely room that could be used as a sauna, (has tongue/groove wood), and a spot for a woodstove. This also has a seperate entry to the pool area. The new deck upstairs off the kitchen leads down to the pool also.
Great fenced in yard. This is a great neighborhood, and home.
The Southern Tier area of NY is very beautiful, and most areas are very rural. As someone looking to buy a home, you should be on the lookout for areas where there are plans to build industrial wind energy installations. Love 'em or hate 'em, they are going to radically change the landscape in Western Ny and the Southern Tier. Check with any town where you want to buy about these large installations so you can make an informed decision.
The houses in Southern Tier NY are beautiful and very inexpensive compared to on the pa side. But the taxes are outrageous. if you don't have kids going to school I'd move to the owego area. you're close to shopping and have lower taxes compared to other areas. if you have kids in school I'd go for apalachin or vestal cause the schools are great.
Also consider how relatively important it is for you to live with or without sunshine for most of the year.
